TC/26/00145 - Works to Trees in a Conservation Area Awaiting decision

Proposal

T1 ? Norway maple (Acer platanoides) Re-pollard to established previous pruning points, maintaining the existing pollard framework. The tree has been pollarded on several previous occasions as part of an established management regime to control its size relative to its restricted garden location and proximity to neighbouring properties and structures. The proposed works represent a continuation of this established management practice, rather than a new or more severe intervention. The objective is to maintain the tree at a proportionate and manageable size, reduce the increasing size and loading of regrowth, and promote its long-term retention within the conservation area. All works will be undertaken in accordance with BS 3998:2010, with due consideration given to the preservation of the tree?s health, structural integrity and amenity value. Data via plota.co.uk

Site constraints 6

Deal - Nelson Street conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Article 4 direction
Article 4(1) Direction order No. 1 2017, Town and Country Planning (General Permitted Development) (England) Order 2015. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
In flood zones plus climate change
Inside the extent flood zones 2 and 3 could reach with climate change: the Central allowance for the 2080s on rivers, the Upper End allowance for sea level rise to 2125. From the sea. Defences are not counted.
The Environment Agency flood map for planning. Councils use it to decide when a flood risk assessment and the sequential test are needed. It is indicative and does not show whether a particular property will flood.
