Portfolio and estate monitoring for planning applications.
Upload a spreadsheet of your sites - stores, depots, pubs, assets, client instructions. Plota matches every one, watches the planning register around each of them, and sends one digest when something appears near any of yours. A competitor's application, a neighbouring scheme, a change that affects access: you hear about it while there is still time to respond.
Upload a spreadsheet. We watch every site on it.
You already have the list - a property schedule, a store directory, an asset register. Plota does the matching, the watching, and the filtering out of everything that is not near one of yours.
Upload your site list
Any CSV or spreadsheet with addresses or postcodes works - column names and formats do not need tidying first. Site names and references carry through to your alerts, so a match reads as "Store 0114", the way your team already talks about it.
Every site checked and confirmed
Each row is matched to an exact location. Where an address is ambiguous - a retail park unit, a site with no postcode - it is flagged and confirmed with you rather than guessed. Alerts only start once the whole portfolio is placed correctly.
Hear when something appears near any of them
A radius you choose is watched around every site, checked daily against 390+ council registers. New applications inside any radius land in one digest, grouped by site, with the distance, the description, and the official council record.
Inside the dashboard.
Here's an example of what you'll see in your dashboard.
Know what's planned around your sites before it's built.
Planning applications are public, but they are published across hundreds of separate council registers, and nobody in your business is reading them all. The ones that matter to a multi-site operation are rarely on your own land - they are the ones a few hundred metres from it.
See competitors coming
A rival's drive-through, a competing store, a new food outlet by your best-performing site - the planning application is filed months before anything is built. Early notice is time to respond, renegotiate, or plan around it.
Catch schemes that disrupt sites
Neighbouring construction, altered junctions, changed access and servicing arrangements, a development that takes your car park's overflow. These surface as planning applications first, and the consultation window is when you can still influence them.
Know what's happening around every asset
Development pressure near an asset changes its value and its options. Knowing that 64 homes were just proposed behind a depot is context for the next review, disposal, or renewal - without anyone doing the searching.
Watch every instruction at once
Acting for a landlord or occupier with a spread of properties, one upload covers the full instruction list. Arrive at the review meeting already knowing what has been proposed near each one.
The right sites reach the right people.
Set up as many alerts as your team needs. Each one covers the whole portfolio or a single region, carries its own filters, and emails its own recipients - so the North manager only hears about North sites, directors only hear about major schemes, and nobody wades through four hundred emails.
Major schemes, nationwide, weekly
New homes and commercial schemes of 10+ homes across every site - two or three items a week, board-ready.
Everything near North sites
All activity within radius of the region's sites, straight to the regional manager and their surveyor.
Change of use and signage, daily
The categories that affect trading, sent daily to the operations inbox with the council record one click away.

The practical questions.
What does my site list need to look like?
A CSV or spreadsheet with one row per site and some way of locating it - a full address, a postcode, or both. Site names, store numbers, and internal references are welcome and carry through to your alerts. Formats vary between estate systems, and that is fine: matching to real locations is our job, and anything ambiguous is confirmed with you rather than guessed.
How close is "near" a site?
You choose the radius, and most portfolios sit between 250 m and 1 km. The default is deliberately tight: the product is for what is happening next to a site, and a tight radius is what keeps the digest short enough to read.
Where does the planning data come from?
Plota monitors the public planning registers of 390+ UK councils daily and holds over 10 million applications. The same dataset runs plota.co.uk, so you can inspect it before you commit - every alert links back to the official council record.
What does it cost?
The first 14 days are free, with no card needed. After that it's £25/month plus £1 per site, 50p from site 501, 25p from site 1,001 - so 100 sites is £125/month and 1,000 sites is £775/month. Billing follows your matched site count, and nothing renews or starts charging on its own.
How is this different from Plota's other alerts?
Standard and Pro alerts each watch one saved search. Portfolio monitoring runs a watch around every site in your estate at once and merges the results into a single digest grouped by site - built for hundreds of locations rather than one area. If you only need to watch a handful of places, free planning alerts may be all you need.
Can sites change after setup?
Yes. Estates move: sites open, close, and transfer. Send an updated list and the portfolio is re-matched the same way, with changes confirmed before they take effect.
