How this differs from a local land charges search

Plota searches the planning registers councils publish online. That makes it useful for checking a property's planning history before an offer, seeing what neighbours have applied for, or researching an area's development activity.

A formal local land charges search (the LLC1 and CON29 forms ordered from the council during conveyancing) is a legal product. It can include enforcement notices, planning agreements, conditions, and other charges that do not always appear in the public register. Plota is a research tool and does not replace that search.
