“Planning permission is sought for a single-storey rear extension. The extension will extend across the rear elevation of the property and the existing conservatory will be removed. The existing garage will be retained between the house and the neighbour to the southwest. The extension will have a depth of 3.8m and a width of 11.1m and will have a dual pitch gable roof to the rear to a height of 4m which terminates below the height of the existing roof.”

The bungalow fronts onto Parkway and is constructed of predominantly buff brick under a tile roof. To the rear of the bungalow is a small conservatory extension and to the southwest is a detached flat- roofed single garage. The property has a large garden to the northeast side and rear and a separate gated access from John Turner Road.”

“There will be a loss of amenity caused by overlooking from the large windows and doors across the rear of the extension. The size and mass of the extension will be imposing for people using the garden of 21. The extension will block out all natural light to the bathroom of 21 which is served by a window in the side elevation. This will necessitate the constant use of artificial light. The bathroom window is already partially overshadowed by the existing garage.”
“The plans lack detail in terms of the suggested wood-burning stove on the wall facing number 21. The design of the extension does not align with the objectives of policy PD7 of the local plan which concerns climate change. The provision of a new gas boiler and wood-burning stove do not accord with good practice. Parkway is on a slope which means that 23 sits above 21 and this exacerbates the impacts caused by the proposed extension.”
