Proposal

T1. English Oak Front Garden: Observations: Visual evidence of an Oak Processionary Moth (OPM) nest present in the tree. Raise canopy to clear the property roof by 3m. Raise canopy to statutory clearance heights: 5.5m over the main road, 2.5m over the footpath. Remove dead branches throughout the crown exceeding 2.5cm in diameter. Inspect the crown for any adverse conditions. T5. Rowan Front Garden: Reduce branches to clear the adjacent property elevation/roof by up to 2m. Remove dead branches throughout the crown area that are over 2.5cm in diameter, and inspect the crown for any adverse conditions. T10. London Plane Rear Garden: Selectively raise the canopy to a height of between 8m & 10m by lifting the secondary trailing branches only or to the point where historical pruning points have been made. Remove dead branches throughout the crown area that are over 2.5cm in diameter, and inspect the crown for any adverse conditions. T12. Japanese Maple Rear Garden: Judiciously reduce back to clear Phormiums. T15. Holm Oak Rear Garden/North Boundary: Remove dead branches throughout the crown area that are over 2.5cm in diameter, and inspect the crown for any adverse conditions. Selectively reduce crown spread on the south and west flanks by 1.5m, pruning the longer stem sections back to suitable growth points to leave a natural, rounded appearance. T16. Norway Maple Rear Garden/North Boundary: Poor form/dieback through the crown and contributing to boundary wall failure. Dismantle in sections to ground level and treat stump with ecoplugs to prevent regrowth. Overall life expectancy is significantly compromised T17. Norway Maple Rear Garden/North Boundary: Poor form/dieback through the crown and contributing to boundary wall failure. Dismantle in sections to ground level and grind out the stump. Overall life expectancy is significantly compromised Data via plota.co.uk

Site constraints 13

Metropolitan Open Land
Green belt level protection inside London.
The London Plan gives Metropolitan Open Land the same protection as green belt: inappropriate development needs very special circumstances.
Registered park or garden: Regent's Park
Nationally designated heritage. Its significance and setting carry great weight.
Registered parks and gardens, battlefields, world heritage sites and protected wrecks are designated heritage assets: harm needs clear and convincing justification.
Historic England ↗
Regent's Park conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Council document ↗
Article 4 direction
Article 4 Basement Development Permitted Rights Removed. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Archaeological priority area: &nbsp
An assessment or field evaluation may be asked for before ground works.
The council or Historic England considers archaeology likely here. A desk-based assessment, and sometimes trial trenching, can be asked for with the application.
Air quality management area: Westminster AQMA
The council has declared the area as failing an air quality objective.
Schemes that add traffic, parking or combustion plant are assessed against the area's action plan and may need an air quality assessment.
Council record ↗
Local nature reserve 169 m away: St John's Wood Church Grounds
Work nearby can need a habitats assessment.
Harm to a protected site is only accepted where there is no alternative and an overriding public interest.
Central activities zone
The core of central London in the London Plan.
Offices, culture and the other strategic functions of the centre take priority over new housing here.
Also on the record
8 listed buildings within 150 m; Inside the City of Westminster built-up area; Public transport access: PTAL 2 (poor), TfL 2023, for the 100 m square; National infrastructure project 1693 m away: London Strategic Heat Main Project, at pre-application; Priority habitat 43 m away: Deciduous woodland.
Not affected
Outside flood zones 2 and 3 · Not green belt · No scheduled monument at the site

Checked on 13 October 2026. Historic England, the Environment Agency, Natural England, the Planning Inspectorate, Transport for London (public transport access levels, Powered by TfL Open Data, OGL v3.0, contains OS data © Crown copyright and database right 2025) and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
