DC/26/143344 - Trees in Conservation Areas Approved

Proposal

FRONT (London Rd): ONE Bay (T1)(ht.7m) FELL. Reason: it is located approximately 1m from the main foundations of the building so removal will mitigate future issues. A mediterranean garden will be planted up as a replacement as an example of a drought resistant form of urban planting. REAR (by nursery): ONE Beech (T2)(ht.8m) FELL. Reason: it is dominated by the larger beech & yew trees growing nearby leading to phototropic lateral growth towards the nursery that will cause problems for the gutters & roof. Another beech tree will be planted a little further away in the south downs. REAR (by nursery): ONE Yew (T3)(ht.10m) CROWN REDUCE HEIGHT by 1m from 10m to ht.9m, LATERAL REDUCE by 2m from 8m to 6m Southern laterals. Reason: to rebalance the tree keeping a natural aesthetic. Informative A: the replacement tree for beech (T2) is hugely appreciated to maintain the treed character of the gardens, for amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change. Informative B: please create habitat log piles with arisings for wildlife and biodiversity. Data via plota.co.uk

Historic England ↗
Registered park or garden: Horniman Gardens
Nationally designated heritage. Its significance and setting carry great weight.
Registered parks and gardens, battlefields, world heritage sites and protected wrecks are designated heritage assets: harm needs clear and convincing justification.
Historic England ↗
Forest Hill conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Council document ↗
Article 4 direction
Small HMO Northern Extension. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Archaeological priority area
An assessment or field evaluation may be asked for before ground works.
The council or Historic England considers archaeology likely here. A desk-based assessment, and sometimes trial trenching, can be asked for with the application.
Air quality management area: Crofton Park and Honor Oak Park Air Quality Management Area
The council has declared the area as failing an air quality objective.
Schemes that add traffic, parking or combustion plant are assessed against the area's action plan and may need an air quality assessment.

Checked on 6 October 2026. The pin for this application is the centre of its postcode rather than the building, so distances to nearby designations are measured from the postcode and can be out by the width of the postcode area. Historic England, the Environment Agency, Natural England, Transport for London (public transport access levels, Powered by TfL Open Data, OGL v3.0, contains OS data © Crown copyright and database right 2025) and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
