“The majority of this gently undulating (but largely flat) site is agricultural fields in arable use, interspersed with hedgerows, drainage ditches, access tracks and occasional trees. A modest modern barn (of no historic or architectural value) is located in the south-western corner of the site, which is to be demolished.”
