The site contains a former care home, associated buildings, gardens and several Grade II listed structures on sloping land near Bakewell.

“The Brooklands lies off Coombs Road, a short distance to the east of Bakewell town centre. The site occupies a prominent location on sloping land overlooking Bakewell Showground and Agriculture Business Centre. The Monsal Trail is to the east of the site. The site comprises Brooklands, its associated access, landscaped gardens, outbuildings and former walled kitchen garden.”

“The Brooklands is a Grade II listed building and was formerly a dwelling house which was last in use as a care home with 19 bedrooms. It was run as a Christian Residential Home for the elderly. The site contains three separate grade II listed buildings. These comprise:”

Earlier permissions included conversions and care-home development, while a 2022 five-home redevelopment was refused for heritage, landscape and drainage reasons.
