The site contained an industrial warehouse and hardstanding beside the River Frome, within the Frome Gateway area and largely within Flood Zone 3.

“The area was identified in the Bristol Core Strategy as an extension to the City Centre, and as result the Council have produced a regeneration Framework for the area. The Framework was endorsed by Cabinet in 2024, and outlines a transition from the existing industrial and commercial context to a more mixed area, but delivering a substantial element of residential.”

“The access to the site is from Little George Street, to the south east, with the north west boundary being formed by the River Frome. To the south west of the site is Logos House, which is used as temporary housing. To the north east is the Crown Sawmills site, which is currently in industrial use, but is subject to an application for residential development (25/10901/F). 2.”
