26/01578/TPO - Tree Preservation Order Registered

Proposal

Sycamore tree on south boundary: Shorten branch length by a maximum of 3m with final pruning cuts being made to appropriate growth points, not necessarily the old cut pollard heads. The branches may not be to the maximum of 3m in length, they may be less if the location of an appropriate growth point is in a different position. The reason for this approach is to minimise stress reaction particularly because of the dry state the tree is currently in. The reason for the requested pruning intervention is because the tree is very close to the neighbours house. Data via plota.co.uk

Site constraints 9

Special area of conservation 55 m away: Mole Gap to Reigate Escarpment
Work nearby can need a habitats assessment.
Harm to a protected site is only accepted where there is no alternative and an overriding public interest.
SSSI 55 m away: Mole Gap to Reigate Escarpment SSSI
Natural England may need consulting, depending on what is proposed.
Sites of special scientific interest are the best wildlife and geological sites in the country. Development likely to harm one is rarely permitted.
Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
National landscape 35 m away: Surrey Hills
Outside the landscape; its setting can still be raised.
Previously an area of outstanding natural beauty, which is still the designation in law. Since 2023 authorities must seek to further its purpose, not merely have regard to it.
1 listed building within 150 m
Nearest: Rose Cottage, Grade II, 55 m away
The site itself is not listed. Listed building consent is needed for work that affects the special interest of a listed building, inside or out, on top of planning permission. Setting can be a consideration for buildings nearby; there is no fixed radius.
