“Highway Authority – Based on the analysis of the information submitted and a review of Local and National policy the Highway Authority concludes that there would not be an unacceptable impact on Highway Safety or a severe impact on congestion. There are no justifiable grounds on which an objection could be maintained.”
“District Council Housing Enabler – The 2023 Bakewell Housing Needs survey found a need for 53 affordable dwellings. The provision of new affordable bungalows in Bakewell is greatly welcome. Given the profile of need it would be highly preferable for the affordable dwellings to compromise 1 x 2 bed and 1 x 3 bed rather than 2 x 3 beds.”

Most roof slopes faced east and west. The air source heat pump was considered an appropriate form of renewable energy. Modern solar panel systems would be effective on east/west direction roofing and could provide power to the air source heat pump.”
“Some of the properties would include skylights which would improve the lighting levels to them. • Pedestrian access from 2 units onto The Avenue would create low level impact with minimal effect on the highway. The access points were in place from the previous use of the site. Residents of the new units might use The Avenue for vehicular use but could have been the case when the site was used as a nursing home • Screening was required.”

“RESOLVED with amended and additional conditions: Conditions 5 and 8 would include more detailed wording on the final decision. Condition 13 to be amended to drystone wall or a boundary hedge with wire and post fencing Condition 15 would be amended to accept the cream colour to be used on the air source heat pump. 18.”
