PA26/3287 - Works to Tree/s in Conservation Area Recommendation under review

Proposal

L1 Lime - fell. We are unsure if this is covered by a TPO as it is sandwiched between 2 fine TPO trees (Chestnut and Plane). It has been brutally pollarded by our neighbours in River Reach over the last 15 years and no longer has any discerning character other than the main trunk. Due to the size of the adjacent TPO trees it is unlikely that any new tree would grow so we are not proposing replacement. S1 & S2 Sycamores - fell. These are self-seeded saplings that have grown larger in an inappropriate position under the canopies of adjacent TPO trees. C1 Cedar - This has grown considerably over the past 15 years and has now caused subsidence to our property. The insurance company has recommended it is felled. Data via plota.co.uk

Flood zone 3, rivers and sea
High chance: a 1 in 100 or greater annual chance from rivers, or 1 in 200 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Metropolitan Open Land
Green belt level protection inside London.
The London Plan gives Metropolitan Open Land the same protection as green belt: inappropriate development needs very special circumstances.

Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
