DC/26/143356 - Trees in Conservation Areas Approved
Trees & landscaping

Proposal

REAR: TWO: Leylandii Trees (T1, T2)(ht.11m & 12m) FELL. Reason: removal of these trees and replanting with a smaller species would better suit the space available. The leylandii do provide good screening, but crown reduction would leave a sparse canopy, unusual shape unlikely to foliage re-green. Replanting proposal: to plant one replacement tree (native species, approx.ht.2.5-3m) within the rear garden. Informative A: the replacement planting with a native tree is hugely supported, and additional planting is encouraged with a second tree and a mixed native species hedge to improve screening and maintain wildlife habitat at the end of the rear garden. Suggested tree species: strawberry tree, whitebeam, crab apple, hazel, holly, goat willow, spindle, common pear. Hedge shrubs: hawthorn, hazel, holly, alder buckthorn, wild privet. Informative B: please create habitat log piles with some arisings for wildlife and biodiversity. Data via plota.co.uk

Site constraints 4

Culverley Green conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Council document ↗
2 Article 4 directions
Small HMO Northern Extension · Culverley Green Article 4 Direction. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Archaeological priority area
An assessment or field evaluation may be asked for before ground works.
The council or Historic England considers archaeology likely here. A desk-based assessment, and sometimes trial trenching, can be asked for with the application.
Also on the record
Inside the Lewisham built-up area.
Not affected
Outside flood zones 2 and 3 · Not green belt · No scheduled monument at the site

Checked on 11 September 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
