Description

Notice of intent to carry out works to trees in a Conservation Area - T1 Apple Tree at the front of the property, to complete an annual prune back to the last pruning position of 1-2 metres. T2 Walnut tree in the rear garden, right hand side. To pollard to the previous cut by 4 metres, removing overhanging branches to neighbouring property, reducing height which is preventing light and re-shaping. T3 Leylandi at the rear of the garden, left hand side - to coppice to ground level - the tree is not indiginous to the UK, is extremely tall and causing root damage to the adjacent property at the rear. It is encroaching onto a Magnolia Tree and is unsightly. To remove the tree will create light and the opportunity for adjacent trees and shrubs to flourish. Data via plota.co.uk

Grade II listed: Riverside
List entry 1122731 · 1 m away · 14 more listed buildings within 150 m (14 Grade II)
Listed building consent is needed for work that affects the special interest of a listed building, inside or out, on top of planning permission. Setting can be a consideration for buildings nearby; there is no fixed radius.

Flood zone 2, rivers and sea
Medium chance: between a 1 in 100 and 1 in 1,000 annual chance from rivers, or 1 in 200 to 1 in 1,000 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Finchingfield conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Habitat network: Network Enhancement Zone 1
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Public footpath 28 m away
Matters where it crosses or adjoins the site: obstructing a path without a diversion order is an offence, and work cannot start until the order is confirmed.
Compiled from highway authority data, not the legal definitive map. A few authorities have not published, so no path shown is not proof there is none.
Also on the record
Inside the Finchingfield built-up area; Natural England's Provisional ALC map (1:250,000, 1970s) had this area as grade 3, but it predates the buildings here and the current map does not class it as farmland.
Not affected
Not green belt · No scheduled monument at the site
