26/1458/TPO - Works to Protected Trees (TPO) Pending Consideration

Proposal

T1 - Silver Birch: - Lowest North West primary branch growing towards No.13: Shorten back by 1.5 metres. Diameter cut size of 2-3inches. Reasons: To increase the light in this area, without affecting the vigour of the tree. - 2 specified vertical North East leading stems (photo provided): Shorten back by 3 metres (3-4 inch diameter cut size). The areas to be pruned are the both overhanging the road, and zebra crossing. Reasons: The two areas observed have higher lever arms than other areas of the crown. Movement of the stems in light winds indicate a requirement for reducing the weight and sail effect. They overhang the road and zebra crossing, and so there is a higher risk to the public. Site constraints 6

Flood zone 2, rivers and sea
Medium chance: between a 1 in 100 and 1 in 1,000 annual chance from rivers, or 1 in 200 to 1 in 1,000 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Radon affected area, class 5
An estimated 10 to 30% of homes reach the radon action level. Indicative for the 1 km square, which takes the highest class found in it; a radon test gives the answer for a building.
From the British Geological Survey and UK Health Security Agency indicative atlas. Under building regulations, as the BRE guide BR 211 (2023) sets out, new buildings and extensions need basic radon protection from class 3 in England and Wales and from class 2 in Scotland, and full protection from class 5. The class at the site itself, from the detailed BGS map, decides which.
