26/P/1548/TRCA - Works to trees - Conservation Area Approved

Proposal

1. New Zealand Holly, marked on site plan. This tree is suffering significant die-back on the NE side (facing into garden). Pls see photo NZ Holly 2. Most branches have new shoots at approx. 1.5m above ground level, including some pointing into the area where there is now a void. We propose cutting the remaining branches off above this height in order to provide a uniform height as the new shoots develop. 2. Silver Birch, marked on site plan. This tree has spread much more on the east side than the other sides. See photo SB1. As a result it is smothering an Amelanchier. See photos SB2 & SB3. We propose to remove the small branches smothering the Amelanchier and to lift the crown to approx. 2.2m Data via plota.co.uk

Site constraints 8

Clevedon conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
2 Article 4 directions
Clevedon Conservation Area (2) · Clevedon Conservation Area (3). Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Special area of conservation 163 m away: Severn Estuary (England)
Work nearby can need a habitats assessment.
Harm to a protected site is only accepted where there is no alternative and an overriding public interest.
Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Radon affected area, class 5
An estimated 10 to 30% of homes reach the radon action level. Indicative for the 1 km square, which takes the highest class found in it; a radon test gives the answer for a building.
From the British Geological Survey and UK Health Security Agency indicative atlas. Under building regulations, as the BRE guide BR 211 (2023) sets out, new buildings and extensions need basic radon protection from class 3 in England and Wales and from class 2 in Scotland, and full protection from class 5. The class at the site itself, from the detailed BGS map, decides which.

SSSI 164 m away: Spring Cove Cliffs SSSI
Natural England may need consulting, depending on what is proposed.
Sites of special scientific interest are the best wildlife and geological sites in the country. Development likely to harm one is rarely permitted.

Checked on 6 October 2026. Historic England, the Environment Agency, Natural England, the British Geological Survey and UK Health Security Agency (radon, contains BGS materials © UKRI) and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
