“The application site relates to a residential garden currently serving No.29 Fore Street. The site is within the settlement limits of the village of Holcombe Rogus and the designated Conservation Area. The Grade II listed Webbers Church of England Primary School lies opposite to the existing access to the application site. There are also other Grade II listed properties situated circa 40-60 metres to the west and 60 metres to the south-west of the site.”
“The application site is set back from the public highway frontage and shares the boundaries with other residential properties. The site benefits from an existing vehicular and pedestrian access directly onto Fore Street on the north boundary of the site.”
