26/02203/TPW - Tree Works Under TPO Awaiting decision

Proposal

Lime tree T1: fell to ground level. The tree is severely dangerous and decayed at the base and ready to fall over. We have already gained emailed confirmation from west berks the tree can be felled. Sycamore tree T2: fell to ground level. It is a small sapling that is growing into the brick wall right behind the public bus stop. If it is allowed to carry on growing it will destroy this wall and could cause harm to the public. Macrocarpa tree T3: dead wood removal and limb reduction of 2 metres. The tree has bad canopy health, lots of deadwood and the live limbs are showing signs of potential failure. I seriously recommend removing the dead wood and reducing the live limbs back by 2 metres, bringing the canopy into a more safe state and much lower risk of limb failure. Data via plota.co.uk

Site constraints 7

Grade II listed: The Vicarage

List entry 1291139 · The pin is inside its outline · 2 more listed buildings within 150 m (1 Grade II*, 1 Grade II)

Listed building consent is needed for work that affects the special interest of a listed building, inside or out, on top of planning permission. Setting can be a consideration for buildings nearby; there is no fixed radius.

Nutrient neutrality catchment: River Lambourn SAC

New homes and overnight accommodation must show nutrient neutrality before approval.

Natural England advice: extra wastewater in these catchments harms protected habitats, so schemes must offset their nutrient load, usually through credits.

North Wessex Downs National Landscape

Great weight to conserving the landscape; major development restricted.

Previously an area of outstanding natural beauty, which is still the designation in law. Since 2023 authorities must seek to further its purpose, not merely have regard to it.

Chieveley conservation area

Demolition needs planning permission and permitted development is restricted.

The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Also on the record

Inside the Chieveley built-up area; Tree preservation order 24 m away: 201/21/0535 - G1; Natural England's Provisional ALC map (1:250,000, 1970s) had this area as grade 2, but it predates the buildings here and the current map does not class it as farmland.

Not affected

Outside flood zones 2 and 3 · Not green belt · No scheduled monument at the site

Checked on 8 October 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
