Apple (T7) - Fell to ground level. Extensive decay to base. Risk of failure. High target area due to proximity to building. Apple (T8) - Fell to ground level. Extensive decay to base. Risk of failure. High target area due to proximity to building. Apple (T9) - Fell to ground level. Extensive decay to base. Risk of failure. High target area due to proximity to building. Cherry (T10) - Fell to ground level. Extensive dieback of crown. High target area. Scots pine (T13) - Crown reduce by 1.5 metres in height and spread on all aspects, leaving a finished height of 17 metres and crown spread of 3 metres on all aspects. Pruning cuts to be made back to a suitable branch junction and no larger than 30% of the diameter of the parent branch. Tree has historically lost central stem and the sub-dominant stem has now taken over as the leader, but is growing at a 45 degree angle. Excessive loading on the main union, which has started to decay due to the dead remnant of the old leading stem. High target area. Scots pine (T14) - Sectionally dismantle down to ground level. Snapped and hanging limbs which make up just under 50% of the total crown. The remainder of the crown is a co-dominant stem, which is heavily leaning to the south and there is extensive topside decay on the stem, near the main union. The stem overhangs the road and is at high risk of failure. Cypress (T26) - Reduce weight of lower limb extending over lawn, adjacent to footpath. Pruning cuts to be made back to a suitable branch junction and no larger than 30% of the diameter of the parent branch. Hazard beam (longitudinal split) on limb near main stem. Poplar (T27) - Reduce end weight of lowest limb extending to the west by 2 metres, leaving a finished limb length of 6 metres. Pruning cuts to be made back to a suitable branch junction and no larger than 30% of the diameter of the parent branch. Lowest limb is overextended and at risk of snapping. Beech (T31) - Sectionally dismantle down to ground level. Open cavity Data via plota.co.uk

Site constraints 6

Green belt: London
Inappropriate development needs very special circumstances.
Green belt policy allows a short list of exceptions, such as limited extensions and replacement buildings. Anything else needs very special circumstances that clearly outweigh the harm.
Flanchford Road and Colley Lane, Reigate conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Local nature reserve 199 m away: Reigate Heath
Work nearby can need a habitats assessment.
Harm to a protected site is only accepted where there is no alternative and an overriding public interest.
Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
SSSI 199 m away: Reigate Heath SSSI
Natural England may need consulting, depending on what is proposed.
Sites of special scientific interest are the best wildlife and geological sites in the country. Development likely to harm one is rarely permitted.
