The site was an undeveloped hardstanding plot in Fish Island, surrounded by roads and recent residential development, with Victoria Park nearby.

“SITE AND SURROUNDINGS 1.1 The application site is situated in the central part of Fish Island, within an area that was formerly under the planning jurisdiction of the London Legacy Development Corporation (LLDC) from 2012 until 1 st December 2024. The site is ‘L’ shaped, extending to approximately 0.44 hectares in size and currently comprises predominantly open hard standing used for vehicular storage and rental operations, with minimal built structures.”

“The site is situated within the Hackney Wick and Fish Island sub-area 1 and within Site Allocation SA1.4 (Neptune Wharf) of the LLDC Local Plan. The site is located within the Neptune Wharf masterplan permission ref. 12/00210/OUT which was granted on 27 March 2014 and comprises the land of Phase 4 of the permission. The site is the only remaining undeveloped plot in the wider Neptune Wharf masterplan and was originally earmarked for the provision of a school.”

“Transport for London (TfL) 5.26 TfL raises no objection in principle to the proposed development and accepts that the forecast transport impacts are relatively modest, such that no contribution towards additional public transport capacity or service frequency is required. However, TfL considers that the transport assessment may overestimate Underground usage, with a greater proportion of trips likely to be made via Hackney Wick Overground Station and local bus services.”
