Land platforms have long shown who owns a title. Plota joins the owner to what is happening on its land: every planning application on property a company owns, in every council in England and Wales, as each one arrives. It follows the owner up through Companies House to the group behind it, and alerts you when that company or any company in its group applies for anything new.
The owners come from HM Land Registry's registers of land owned by companies, more than 3 million freehold titles, and from Companies House. The registers name companies and public bodies only. A home owned by a private individual never shows an owner on Plota.
The owner on the application
An application page now names the company that owns the freehold, with its company number, line of business, the freehold titles it and its group hold, its latest accounts and its outstanding charges. The company that controls it and the company at the top of the chain are named beneath. A company that is dissolved, or late with its accounts, says so.
Everything on its land
One click opens every application on land the company owns, with a map, the approval rate and the mix of work. Star Pubs Trading has 86 this year across 53 councils, almost all of them pubs: new signs, listed building works, beer gardens, and a change of use from pub to restaurant in Carlisle. A second list covers the whole group. Both narrow by type and date and download as a CSV.
The owner profile
Every owner has a profile. It maps the applications on its land, counts its freehold titles and what it has paid for titles in the last year, and charts its applications month by month over five years.
Historical records carry owners too, so the profile reaches back beyond this year. For Star Pubs that adds 1,536 applications, and the permissions granted in 2023, the ones lapsing now.
The profile lists every permission on its land that has not yet lapsed, soonest first. The lapse date is the council's own expiry date where the council gives one, and otherwise three years from the decision, the standard time limit, marked as an estimate. Beside it sit the company's refusals and withdrawals, its appeals and how they ended, the planning agents it uses, the titles it has bought with the prices HM Land Registry records, and its group drawn as a tree.
Alerts
A company in a group has two alert buttons: one for the company and one for the whole group. A new application on any of that land, in any council, arrives by email and sits in My Areas with your other alerts, with the same settings, pause and unsubscribe. An alert on the group covers the subsidiaries a developer sets up for each new site, once Companies House records the parent's control.
In the API
Everything on the profile is in the API, on Pro and above: the owner on each record, freehold_owner, with its title number, tenure and each proprietor's Companies House record, and endpoints for an owner's company record, its group, its applications with the same filters, its lapsing permissions and its purchases. Owner alerts are created, listed and read through /v1/alerts. Every owner record counts toward your plan's records like any other.
The owner on each application page comes with every paid plan. Owner profiles, the lists of applications on a company's land and owner alerts are part of Pro.
