The 5.43-hectare site is open grassland with farm and equestrian buildings beside Pembury, the A21, housing, a cemetery and rights of way.

“The site is open grassland, with farm buildings and a sand school located to the north, behind existing housing. The site is allocated for residential development in the Local Plan under policy AL/PE2, with provision for around 80 dwellings. It comprises fields enclosed by varying degrees of trees and other vegetation on all sides including a pocket of ancient woodland on the southwestern boundary.”

“The site is located wholly within the High Weald National Landscape (HWNL), with the boundary along the northern edge of the site. The safeguarded cemetery land is located within the Green Belt. This site adjoins the Green Belt which encompasses the adjacent A21 and land to the south. To the north and on part of the eastern boundary, the site is bounded by residential properties.”
