“SITE DESCRIPTION 2.1 The application site relates to an open area of land situated east of the residential property of St Margarets. The land measures approximately 0.77 hectares, is largely rectangular in shape and is situated on the northern side of Woodlands Lane, Windlesham. The site sits between the residential development of St Margarets to the east and Woodlands to the west (single dwellings) whilst the Heathpark Wood development sits abuts the site to the north.”

“The site is situated outside of the settlement area of Windlesham, within the Countryside beyond the Green Belt, and within an allocated Housing Reserve Site as identified by the Proposals Map of the Surrey Heath Core Strategy and Development Management Policies 2012, and under saved policy H8 of the Surrey Heath Local Plan 2000. The site falls within Flood Zone 1 (low risk).”
