“The application site is located on the south-western side of Kingsley Holt, along the A521 Shawe Park Road. The site forms part of the open countryside and is within an identified low-risk, coal development area. The site is not within the Green Belt and it is not within a Conservation Area. There are no Listed Buildings/structures or protected trees within, or in close to, the proposed development site.”
“The site is a rectangular-shaped parcel of undeveloped grassland. Boundaries comprise of a mix of vegetation and timber post and rail fencing. The site is set back from the highway behind a raised kerb and a narrow strip of grassland. Open countryside lies to the north, west and south. To the east and northeast there are residential properties of varying sizes, design and ages.”
