The 6.3-hectare site contains the Bidfood distribution centre and Langley Mill Business Park, beside commercial sites, homes, railway land and the River Irwell.

“Surrounding land uses are mixed. Land to the north and south of the site is predominantly occupied by commercial developments, running alongside the Manchester to Preston railway. East of the site are terraced dwellings at Langley Road, Kay Street, Abram Street, Dixon Street and Regatta Street, the exception to which is the ‘Coffee Capital’ café (ground floor) and beauty salon (first floor) at 10 Langley Road, together with commercial properties at 294 to 300 Langley Road…”

“Mining Remediation Authority (formerly the Coal Authority) No objection subject to conditions. Confirm that parts of the site fall within the defined Development High Risk Area; the site lies in an area of recorded shallow coalmine workings and there are nine recorded mine entries (shafts) within or within close proximity of the site boundary.”
