Summary of planning committee decision

Decided by Salford Planning and Transportation Regulatory Panel on 17 Jul 2025.

PA/2025/0383Approved

What was proposed

The application proposed nine commercial units in two blocks, with parking, landscaping, infrastructure, drainage changes and maintenance access to Salteye Brook.

“Permission is sought for the redevelopment of the site to deliver two blocks comprising a total of nine commercial units falling within Classes B2, B8 and E (g) (iii) with associated parking, landscaping and…”

“Access to the commercial units will be provided through a single vehicular entrance off Stadium Way with each unit benefitting from dedicated car parking (94 car parking spaces in total), alongside nine motorcycle parking bays across the development and two external secure cycle stores with internalised cycle parking provision within each unit (52 cycle parking spaces in total).”

Officer report

The site and surroundings

The 4.65-hectare site south of Stadium Way was previously used as an informal overspill car park and lies beside the stadium, Aldi and Port Salford.

“The application site is located to the south of Stadium Way in Eccles, a public highway forming the southern arm of an intersection linking the A57 Liverpool Road with the Salford Western Gateway. Stadium Way provides access to the Salford Community Stadium and its associated car park and training ground, alongside an Aldi supermarket.”

“A large proportion of the site is surfaced with crushed stone, which previously facilitated its use as an informal overspill car park accessed via two existing vehicular entrance points from Stadium Way (now with restricted access). The site’s boundaries are predominantly laid to scrub vegetation, including an overgrown and unmanaged swale to the north/north-western portion of the site.”
