The site is unallocated land within a wider employment area, formerly part of a golf club, with access from Liverpool Road and nearby commercial uses.
“The application site comprises an area of unallocated land extending eastwards from the A57 Liverpool Road. The site formerly formed part of Boysnope Park Golf Club prior to the club’s closure in 2018. Following this, the clubhouse was repurposed as a restaurant and events venue until its closure in February 2025 and subsequent relocation to Manchester Barton Aerodrome.”
“Within the wider site area were the curtilages of three residential properties (Boysnope and Boysnope Cottages) which were demolished in 2025 and shared vehicular access arrangements with the former Boysnope Park Golf Club and the Rhenus Logistics warehouse to the south. A group of interconnected barns formerly associated with the golf club were also located on the site, although these were demolished in 2021.”
