Units proposed comprise 4 no x 3 bed semi-detached, 2 no x 4 bed semi-detached and 1 no x 4 bed detached. Detached car barns are proposed for Plots 4, 6 and 7. Plot 5 would have a single attached garage. 3.2. 14 parking spaces in total are proposed, with each plot having a minimum of two spaces.”

“The application site is located on the north-eastern side of Mayfield Avenue and currently comprises a detached two storey chalet style dwelling set back from the road and is located centrally within a substantial site. Other than the main dwelling there is a large garage to the front of the dwelling that is accessed via its driveway with parking available within the site.”

“The application site has an area of some 0.26 hectares and falls within the Urban Area of New Haw. The site is located within the 5km buffer of the Thames Basin Heaths Special Protection Area (TBHSPA). Officers note that part of the site was until recently located in Flood Zone 2, however following the update of the Flood zone Maps on 25/03/25 under the Environment Agency’s new National Flood Risk Assessment (NaFRA2), the site is now wholly within Flood Zone 1.”
