“In 2005, planning consent (ref: 05/01258/FUL) was granted for a substantial replacement dwelling of contemporary design, comprising 2.5 to 3 storeys. A building warrant was also secured; however, the project was later paused and ultimately abandoned.”

The existing dwelling is on a steep plot within Fearnan, accessed by a shared private track, with hedges and a mature hillside behind.
“The existing dwelling lies within the settlement boundary of Fearnan. The site occupies a steeply sloping plot and is accessed via a private track leading from the A827, which is shared with three neighbouring properties. To the rear of the cottage, a small retaining wall marks the transition to a steep, mature hillside. There is established hedging along the eastern and western boundaries.”
