“The application site is located at the western edge of New Alyth, immediately to the north of the A926 public road. To the north, west and south of the site is agricultural land. The existing built context immediately to the east is residential, comprising of single storey bungalows, with two storey dwellings located within New Alyth itself.”
“The application site extends to 2.9ha and is located within the settlement boundary of New Alyth. The boundary of the H61 site in the LDP2 includes the play park/playing field to the east, however, the red line site boundary does not include this area. The applicant excluded this area due to differential landowners, however, is fully aware of the site-specific developer requirement to make improvements to the playpark.”
