Three homes on frontage, one on hill

An officer explained the proposal comprised three houses on the frontage and one on the hill, with separate accesses, and that the existing stone building and all trees would be removed.

“Hilary Saunders outlined the proposal, explaining that it comprised three houses on the frontage, and one on the hill, with access for three of the properties off Eskdaleside and access for the upper dwelling from Coach Road; and the location of off-street parking and garaging. The stone building on site to be demolished was also pointed out and it was clarified that all trees on site would have to be removed.”

Footway width and parking standards examined

The highway authority said the footway would be widened to match the neighbouring path, and that the scheme met parking standards with safe forward-gear access.

“G Lythe explained the parking standards of two spaces per three bed dwelling and one space per two bed dwelling, and the requirement of the ability to be able to turn and exit the site in forward gear. The proposal had met these standards and demonstrated safe access.”

Parking and construction conditions discussed

Officers said a condition could keep garages and car ports available for parking, and that a construction management plan would cover access, mud prevention and site hours.

“Hilary Saunders explained that a condition could be added in this case to ensure space kept available with garages and car ports for the parking of vehicles. The Parish Council asked about turning and access from Coach Road. [name withheld] asked about the construction period and whether the hedge would be removed at that stage to allow construction traffic onto the site.”

Materials and site relationship inspected

Members inspected the site, discussed stone and pantile materials needing approval, and were reassured about the relationship with a neighbouring development.

“Materials were discussed and it was confirmed that these would be stone and pantile but that details/samples would need to be submitted for approval, as would externally lighting. Everyone then walked on the pavement to the top of the site on Coach Road , where issues of traffic standards were discussed. The Chair closed the meeting at 11.15am.”
