The site is just over two hectares beside Brant Road, behind existing homes, with agricultural land, the River Witham floodplain and a water recycling centre nearby.

“The application site is located to the west of Brant Road, utilising part of an existing access to 352 Brant Road, which it is proposed to demolish. The existing access also serves as the current access to the application site and agricultural fields which lie to the west/south. This is provided in the form of gated access only, with no formal trackway.”

“The site extends to just over 2ha in size and, with the exception of 352 Brant Road, consists of part of a larger arable field, its western boundary not being delineated by any features on the ground. Rather the western boundary, which tapers north to south, references the extent of the River Witham floodplain in this area (see below), the River Witham being located approximately 300m to the west, contained within existing flood defences.”
