“With reference to the conclusions of the appeal Inspector, d) The proposed changes will not result in ‘significant’ visual harm, and the proposal is in line with policy LPRSP9. e) The changes to the layout and shape of the site are acceptable in respect of neighbour amenity and the development will provide adequate amenity for future occupiers.”

“RECOMMENDATION GRANT PLANNING PERMISSION subject to the following conditions with delegated authority to the Head of Development Management to be able to settle or amend any necessary planning conditions and/or informatives in line with the matters set out in the recommendation and/or as resolved by the Planning Committee:”

Officer report

Consultation and objections

Residents made no representations; the parish council objected over the reduced site, drainage, sewage pollution risks, conditions and enforcement, while consultees made no comment.

“Planning Committee Report 15 January 2026 Linton Parish Council: Objection on the following summarised grounds a)No reason given for reduction in site area, and no reduction in occupancy levels. [Officer note: The submitted application form gives the following reason: “Due to an existing bank and treeline adjacent to the existing Manage' the site boundary has been altered with realignment of the proposed static homes”].”

“The Environment Agency is responsible for regulating water quality and taking enforcement action against polluters. The public can report incidents directly to the Environment Agency via the GOV.UK website or their hotline (0800 80 70 60)]. d)Application should be refused until these matters are fully resolved. [Officer note: In line with the approach taken by the appeal Inspector, planning conditions can reasonably be used to request information on a foul drainage system.”
