“The wider surrounding area includes a variety of commercial, residential and infrastructure uses. The railway line to Seaford flanks the western boundary of the site. To the south-west is the cross channel ferry port as well as the east quay where various ships dock, often loading or unloading aggregates. To the east and south-east, primarily on the eastern side of Beach Road, are industrial and commercial uses. The Newhaven Wastewater Treatment Plant is approx.”
