“There would be a centrally located singular vehicular access off Humber Doucy Lane serving the development. The access is proposed to meet ‘adopted minor access road construction standards’. The access leads to areas of shared surface construction of 5.5m in width, along with service strips on either side. The existing vehicular access on Humber Doucy Lane would be stopped up and replacement hedging planted.”

“The application proposes a 3-metre-wide shared pedestrian and cycle path from the south- eastern boundary of the application site, set in from the frontage boundary across the site to connect to the existing footpath on the south-western side of Humber Doucy Lane. This shared path will be located within the proposed open space on the site, crossing the private access road and then connecting to the existing path on Humber Doucy Lane.”

The 0.973-hectare grassed site lies beside Ipswich’s urban edge, opposite listed Westerfield House and next to playing fields, trees and neighbouring homes.

“The site is located in the north-north-east of Ipswich. It is located adjacent to the existing urban footprint of Ipswich and approximately 3km to the north-east of the town centre. The development proposed is located on a rectangular parcel of land fronting onto the south- western side of Humber Doucy Lane. On the opposite side of Humber Doucy Lane, to the east, is the Grade II listed Westerfield House and its grounds.”

“To the south of the site is an estate of pre-fabricated post war second world war bungalows of uniform design. This development is separated from the boundary of the application site by a 14m wide strip of land, part of the broader site that makes up Venue 16, (previously known as Greshams), located predominantly to the west of the site.”
