Hotel extension and 37 rooms at 3 Riverside Way, Uxbridge

Summary of planning committee decision

Decided by Hillingdon Planning Committee on 14 Jul 2026.

79146/APP/2024/2943Approved

What was proposed

The application proposed converting part of the former restaurant, adding a three-storey rear extension with 36 bedrooms, and changing the car park.

“The proposals relate to a series of works to the Premier Inn Hotel located at Riverside Way to the west of Uxbridge Town Centre. The works include the conversion of a single storey section of the former Beefeater restaurant to use as hotel bedrooms and ancillary staff and servicing space. A 362sqm area of restaurant space would be retained for the use of hotel guests only.”

“This extension would have provided 72 bedrooms and would have covered a more extensive footprint.”

Officer report

The site and surroundings

The site is an existing 80-bedroom hotel on an industrial estate, with industrial and storage uses nearby and homes across the River Colne.

“The application site comprises a primarily three-storey building operated by Premier Inn as an 80 -bedroom hotel and surrounding park in use by hotel guests and staff. Planning approval for the hotel was granted in 2014 under planning permission reference 56862/APP/2014/170. The building features yellow brickwork and composite grey metal panel cladding.”

“The site is located on the Riverside Way Industrial Estate located to the south west of Uxbridge Town Centre. The surrounding uses consist of large buildings used for a mix of Class B2 (Industrial) and B8 (Storage and Distribution) uses. The site is accessed via Riverside Way which leads from St John’s Road in a position to the east of the site. The River Colne is located to the east of the site.”

What members discussed

Members asked about the policy justification, fire safety and the condition limiting how long visitors could stay.

“Officers introduced the application, took Members through the plans and made a recommendation for approval.”

“Members sought clarification on the policy justification for the proposal and were advised that the site formed part of the existing hotel's operational parking area. Clarification was also sought regarding fire safety, and officers confirmed that a Fire Statement had been submitted and that they were satisfied the matter had been adequately addressed.”

Obligations and conditions

Approval was subject to a section 106 agreement securing employment and training, carbon offsetting and monitoring contributions, together with planning conditions.

“I. II. A Carbon offset contribution of £22,675. III. A Project Management and Monitoring Fee, equalling 5% of the total financial contributions to be paid under this agreement.”
