Three new homes at 3 Windsor Place, Portobello East, Edinburgh
Summary of planning committee decision
Decided by Edinburgh Development Management Sub-Committee on 6 Aug 2025.
What was proposed
The application proposed demolishing the existing buildings and constructing three two-storey homes with gardens, access, landscaping, parking and infrastructure.
“The site comprises an existing trampoline centre which ceased operation in early 2024. The site has an area of approximately 0.07 hectares of which around 425m2 is occupied by single storey commercial buildings. The buildings were constructed in the 1960's and 1970's, with a 19th century auction room building contained within the central area. The buildings are largely constructed of brick concrete block with bituminous felt roofs.”
“The proposal is for the demolition of existing buildings and construction of three dwellings. One would be detached and the other two comprise a pair of semi detached properties. Two four bedroomed houses (one detached and one semi detached) and one three bedroomed property (semi detached) are proposed. The properties are two storey. Each would have a private garden.”

“− adverse impact on setting of listed buildings; − overdevelopment; − too dense; − too high; always been single storey on site; − view of Windsor Place church impacted upon; − mass, scale and design; − undermines architectural rhythm and local identity; − fails to preserve prevailing pattern of development in area; − a smaller, less intrusive development and in more sympathy would be better; − brick is not the predominant material in the area; − land is bound by listed…”
