“The site, covering approximately 1.28 hectares in area, is located within the Muirhouse Local Centre as shown on the Local Development Plan Proposals Map. It is referred to as Block 3 and forms part of an area of ongoing redevelopment with previous planning applications and masterplans.”

“It is surrounded by various new build development constructed under previous phases associated with the Pennywell Masterplan. This includes residential development above shop units to the north (Blocks 1 and 2) and the Macmillan Hub to the north- west/west which consist of the expanded arts centre, library, new nursey and flats. The site makes an efficient use of a previously developed site and forms part of the local centre. The location of the development supports the concept of 20 minute neighbourhoods and complies with LDP Policy Inf 1 (Access to Community Facilities) and NPF4 Policy 15 (Local Living and 20 minute neighbourhoods).”
