“The application site is 65 Salterton Road, a large detached two storey early 20th century property 1.2 km east of the town centre of Exmouth. The house has been extended in the 1980's and 1990's to include two single storey rear projecting elements. The property is currently in use as a 20 bedroom House in Multiple Occupation.”

“A Horse Chestnut tree within the northwest corner of the rear garden is the subject of a tree preservation order. The east of the site is adjoined by a large detached property and its rear garden and to the west is a large McCarthy and Stone retirement home. To the rear of the site is a large area of allotments. The site is located within in built-up area boundary of Exmouth.”
