“Site and Surroundings: The site comprises undeveloped land located on the northern edge of Barnby Dun. It is bounded to the north by agricultural fields, to the east by railway lines, to the south by Hatfield Lane, and to the west by existing residential development. The land is allocated for housing in the Doncaster Local Plan under Site Allocation BD02. The application boundary aligns with the allocated area, and all proposed dwellings fall within it.”
“The site is located at the eastern edge of Barnby Dun, approximately 7.3km northeast of Doncaster city centre. Vehicular access will be from the south via Hatfield Lane, a residential road running east–west. To the east, Hatfield Lane becomes a bridleway towards Dunsville and Dunscroft. To the west, it connects with Top Road at a priority junction, which links to Station Road.”
