“Proposal Description 1.1 This application seeks outline planning permission for residential development for up to 160 dwellings on approx. 6.94ha of land. Approval is being sought for access only with all other matters of scale, appearance, landscaping and layout reserved for future consideration. (see Appendix 1 for site and proposed access).”

“Access is to be taken via a new access formed from Crabgate Lane on the eastern boundary of the site (see Appendix 2). A buffer zone will be provided along the western boundary adjacent to the A1 to provide a bund and acoustic fence to provide a substantial visual and acoustic buffer between the development and the A1, as shown on the illustrative masterplan and as a continuation to the adjacent scheme.”

The site measures approx. 6.94ha is one of two farmed agricultural fields roughly rectangular in shape and abutting the A1 to the west, Green Lane to the north and Crabgate Lane to the east.”

“The local surrounding character is mixed, comprising of detached and semi-detached houses on what is currently a well-established residential estate to the immediate south and wider area to the east of the site. The northern boundary of this site forms the common boundary of the remaining half of the site allocation which is subject to consideration under ref 22/01545/FULM.”

Following protracted discussions, further information has been provided and mitigation works agreed on the A1 slip road. As such, National Highways have removed their objection subject to conditions for the timing of the motorway works to be completed.”
