The site is a 19.52-hectare parcel near the Manor Estate, woodland, railway and existing homes, with Phase 5 accessed from Featherbed Lane.

The main area of housing and open space, comprising TWA4 and TWA21 (Phases 1-4), has for all practical purposes been built out with vehicular access from King Edward Street and from the top of Featherbed Lane near the A41 overbridge.”
