The site and surroundings

The 1.9-hectare grassed site lies beside Duppas Hill Recreation Ground and includes access from Old School Place, with public routes and a central green space proposed.

“The buildings are sited around an open green space that is broadly triangular in form with pedestrian links to the north, east and south. Vehicular access is provided to the south via Old School Place which leads onto two main parking areas to the south and west of the site. An access road extends around the periphery of the central green space with seven disabled parking spaces interspersed within soft and hard landscaping works.”

“The proposal is within Waddon, close to the metropolitan centre of Croydon, and the site lies adjacent to Duppas Hill Recreation Ground, a large area of public open space that is a locally listed historic park, with part a site of nature conservation importance. The site abuts the A232 Duppas Hill Road, which is one of the principal highways through the Borough. Nearby is a concentration of mixed uses centred around Waddon train station and Five Ways.”

“The application site is no longer needed for the secondary school part of the current (2018) allocation given the recent appeal decision, education response and the upcoming emerging amendments to the review of the Croydon Local Plan. • The proposal includes the provision of 211 home that would contribute significantly to the boroughs housing needs and be a substantial benefit.”
