“The application site comprises a linear area of open hard surfaced land to the south side of Canal Mill at Botany Bay and is located to the immediate east of the M61 motorway in the settlement area of Chorley, between the motorway and the Leeds and Liverpool canal. The land was open and mainly used for parking of vehicles, until it’s recent development as a storage and associated office facility (for which permission is sought though this application).”

There are no dwellings immediately adjoining the site, which has an industrial character, whilst it is noted that the site is well contained by highways and the canal.”
