“The proposed development would deliver a mix of open market and affordable housing. The affordable housing is proposed at 29.7% comprising social/affordable rented and intermediate units (shared ownership). This equates to 19 of the 64 dwellings being affordable. The affordable homes would include a mix of sizes from one bedroom to three bedroom. The proposed open market mix would be 45 dwellings consisting of a mix of 2- to 5-bedroom homes.”

“The submitted plans include an open space typology plan indicating a total of 0.84 hectares of public open space, to include 524sqm of green infrastructure, which includes a sustainable drainage feature (SuDs) and amenity space. A children’s locally equipped area for play (LEAP) is proposed to be located close to the eastern boundary of the site, within an open green space (revised plan BG24.101-BRGR-ZZ- ZZ-DR-L-00001).”

The site covers about three hectares north of the village centre, outside current settlement limits and beside a conservation area and listed building.

The site comprises an irregular area of land and includes an existing dwelling (number 21) situated close to the existing site entrance onto Old Gate Road. The dwelling also has associated outbuildings. The site is bound by established hedgerows on the northern, western and southern boundaries.”

“The designated Conservation Area for the village is situated to the south of the site, in the core of the village. There is a grade II listed building, Wreake House that sits in large grounds adjacent to the southeastern boundary of the site.”

A previous 34-home proposal was refused and dismissed on appeal in 1992, while five homes on adjoining land were approved in 2023.

The Appeal was dismissed by the Inspector on the 4 th December 1992, on the grounds of the proposal resulting in an extension to the village, causing harm to the appearance of the village and its setting, and the surrounding countryside.”
