The site and its history

The site was on the edge of a rural settlement near existing homes, and permission had previously been granted for an open-market dwelling.

Overall, the locality is rural in character. Planning History Planning Permission was granted subject to conditions and S106 for an open market dwelling to include vehicular access under application A201005 on the 19 th of September 2021.”

Officer report

What officers recommended

Officers recommended refusal because the building’s character and appearance would harm the locality and its use would harm neighbouring residents’ amenity.

“The result of the negotiation would then be reported back to Members at the June committee. The SIP meeting was subsequently closed. The applicant has again been invited to consider an alternative siting for the shed but has declined that offer and instead seeks to provide reasons as to why they consider that the shed cannot be relocated, which relate to the cost of re-profiling the site and the need for retaining walls to facilitate the relocation.”

“RECOMMENDATION: It is recommended that the application be refused for the following reasons: Due to is scale, mass and external finishes the building is of an industrial/agricultural which is considered incongruous with the proposed domestic curtilage in which it is sited and those of neighbouring properties. As such the proposed development is considered to detrimentally impact the character and visual appearance of the locality contrary to DM06. 2.”
