“The application is a resubmission of a previous application that was refused on 24 June 2022. The application seeks consent for the retrospective erection of a gazebo within the residential curtilage of the property known as The Coach House. The gazebo has been sited at the south-eastern corner of the garden and the works were completed on 19 July 2022. The floor area of the gazebo measures 5.46m in length by 3.46m in width with an upper ridge height of 3.30m.”
“Furthermore, it is apparent that groundworks to grade and create level plateaus was undertaken within the garden area upon which the gazebo is placed. These works include raising land levels directly adjacent to the Afon Cothi. By default, these works also form part of the application as the gazebo has been placed on top of the works.”

“Natural Resources Wales - have raised concerns regarding the application given its location adjacent to the river and the fact that it involves ground raising within the flood zone of the adjacent river and positioning of a structure (the gazebo) which may potentially obstruct flows due to potential of accumulation of debris and the likelihood of the structure collapsing in high flows. NRW confirm that inadequate information has been provided in support of the proposal.”
