The building would be set within the site back from the south-eastern boundary but close to the north-east boundary, adjacent to a residential property, 62 Dalston Road and allotments. By virtue of the scale, siting and design, the building would have an overbearing and demonstrable adverse impact on the occupiers of the neighbouring property.”
