The site is situated to the south of the town of Burnley and is bound by Burnley Golf Club to the west, Woodplumpton Road to the east, New Road/Glen View Road (the A646) to the north and Hollins Cross Farm to the south. The application site lies on the edge of the built-up area of Rose Hill, within the ward of ‘Coal Clough with Deer Play’. The site extends to approximately 8.65ha, is roughly rectangular in shape.”

“With regards to the above points, this application is only able to consider the suitability of the drainage system. Any impact on existing infrastructure at the site cannot be considered as the Council does not hold records and ultimately is not strictly a planning consideration. Planning permission would not provide a right to damage, work on or remove third party infrastructure without the owners agreement.”
