The site and its setting

The site was a former nursery and adjacent green space, allocated for housing, with access proposed from Coronation Avenue and Thompson Street.

“Site and Surrounding Area 1.1. The application relates to a former nursery which appears to have been demolished between April and October 2009 (Google street view) and adjacent undeveloped green space. The land is located east of West View Terrace and west of Thompson Street. The western and central part of the application site is relatively flat with the eastern part sloping down to Thompson Street.”

Officer report

Earlier application

An earlier application for 19 dwellings with a new access road was withdrawn in December 2022.

“Site History: FUL/2022/0514 – 19 no. new dwellings with new access road off Coronation Avenue and associated landscaping – Withdrawn December 2022.”

Officer report

What consultees said

Several consultees raised technical matters, while others had no objection subject to conditions or contributions; highways concerns remained about road widths and parking.

“Following further amendment to reintroduce access off West View Terrace and Coronation Avenue County Highways advised that their initial concerns remain over the width of these access roads. County are concerned that the proposals do not meet the parking standards within the Local Plan and parking space should meet technical requirements.”

“Cllr Hosker – Previously it was noted that an objection was raised however following concerns raised about the summary misrepresenting what was submitted the comments were reviewed. A formal objection was not received only an email indicating concerns which might lead to an objection. The concerns raised were in relation to the proposed access and parking arrangements. The comments in question related to the initial submission and were received on the 22 nd December 2023.”

Officer report
